Job Description: Lease Analyst, Americas

This role is responsible for managing the North & South Americas lease portfolio. This position is ideal for a self-motivated professional with a passion for portfolio management, rigorous attention to detail, a commitment to teamwork, and high standards for data integrity. Typical duties include reviews of lease information, compliance of obligations and deadlines, enforcement of rights as well as reconciliation and verification of financial obligations for domestic and international real estate leases. This role will also contribute to creating additional standards, processes and programs that will support the global Places team. The Lease Analyst for Americas will be required to create and maintain strong relationships with internal business stakeholders, 3rd party vendors, and Places team staff In order to keep up with the needs of the business.

This role will report to the Global Portfolio Manager of Places and be part of our Global People & Places Organization.

WHAT YOU'LL DO
Monitor all lease activity for the Americas portfolio to an exceptional standard of accuracy including obtaining lease document, researching open exceptions, striving for full compliance within the portfolio.
Act as liaison between legal, transactions, finance and lease administration 3rd party vendor.
Request credits, security deposits and tenant improvement allowances from landlords in accordance to the lease. Maintain Security Deposit records and ensure proper receipt at lease end.
Manage and coordinate with outsourced lease administration vendor routing documentation and provide required direction / approval internally as needed.
Review VAT and ensure compliance against country standards.
Review and resolve all lease violations.
Monitor and manage all critical dates and deadlines with appropriate stakeholders, including but not limited to contingency deadlines, lease commencement and expiration dates, rent commencement dates, option deadlines, etc.
Verity all financial obligations of leases and reconcile all rent, common area expenses, operating expenses, taxes, insurance and other charges per the lease and work with the accounting department to ensure all charges are in accordance with the lease.
Draft letters and correspondences.
Improve processes and standards via on-going collaborations and trainings with team members.
Support Ad-Hoc projects and data requests.

WHAT YOU'LL NEED
BA or BS degree from accredited institution preferably in real estate, finance, business, accounting, economics or related area.
3+ years experience in real estate lease administration with general knowledge of finance terms and principles; general real estate experience is a bonus.
Proficiency in Microsoft Office; Lease Harbor and Tableau is a bonus.
A passion for data integrity, accuracy and assisting others.
Proven experience in Lease Administration, managing & holding accountable 3rd party vendors. Strong analytical and comprehension skills with Latin America lease practices of benefit.
Exceptional detail and organizational skills.
Enthusiasm for solving problems and implementing innovative solutions with ability to respond to common inquiries or complaints from clients.
Ability to manage challenges in a constantly changing, fast-paced environment.
Great communications skills with ability to effectively present and document information to an internal group.
