Role and Responsibilities
Provides a quality work environment which enhances employee productivity.
Manages all facets of project management for Real Estate & Facilities projects including design, construction, occupancy and closeout.
Position is based at Headquarter Region Santa Clara, California campus.
Reports to the Manager of Real Estate & Facilities Project Management.

Project Management Responsibilities
Prepares project scopes, schedules and budgets for management approval, funding and execution.
Facilitates and manages project meetings, inclusive of producing meeting notes, schedules and budget|cost reporting.
Capable of understanding and applying Real Estate & Facilities agreements and|or contracts, leases, reports, surveys and construction drawings.
Adheres to all Oracle standards and|or guidelines (Real Estate & Facilities, Environmental Health & Safety and Sustainability).
Serves as a direct liaison with Global Information Technology and Global Physical Security Departments as pertains to projects.
Works with Space Planning to confirm Line of Business needs and move schedules.
Supports the Furniture Department in the management of office and workstation reconfigurations and confirms furniture solutions for non-standard requests.
Coordinates with Building Management, Engineering and Operations to support Line of Business requests.
Manages all project related Environmental Health & Safety responsibilities, including Project Specific Safety Plans to assure compliance within EH&S Regulations.
Provides ongoing relationship management with assigned vendors to assure communication and feedback are fluid.
Manages project-related construction and furniture vendors.

Financial Responsibilities
Understands Oracle Procurement processes, inclusive of the purchase order process, cost center break down and billing schedules.
Maintains yearly open purchase orders and manages invoicing.
Prepares Project Close Out Packages for management review.
Assists management in completing Quarterly Variance Reports.
Understands monthly reporting and financial statements .
Provides Management with a monthly status report, including financial reporting for ongoing and closed projects.
Supports project detail and costs for yearly Expense and Capital Budgets.

Excellent leadership, strategic agility, collaboration and conflict resolution skills.
Ability to successfully manage multiple projects at one time, while emphasizing accurate completion and respect to guidelines.
Ability to read architectural drawings, partition plans, and project schedules.
Strong analytical, written and verbal communication skills.
Excellent time management skills.
Able to interact with all levels within the company - regular interaction with external customers and vendors, while understanding corporate infrastructure and available resources.
Ability to serve as the company's Project Manager to ensure business, financial, and time restraints are met.

Education: Bachelor's Degree (BA|BS|BEng|BArch) in Architecture, Project Management, Construction Management or related field.
Management Certifications: A.S.I.D., A.I.A., or any related Facilities Management certifications recommended.
Knowledge of sustainable design strategies - LEED AP Certification desirable.
Performs non-technical project completion using an internal customer perspective, typically from initiation through delivery.

Develops project plans and coordinates cross-functional teams through meetings and progress measurement activity which bring distinct, specific projects to completion both on time and within budget.

Duties and tasks are varied and complex; independent judgment needed. Fully competent in own area of expertise. May have project lead role and or supervise lower level personnel. BS degree or equivalent experience relevant to functional area. Prefer 5 years of project management or related experience.
