Retail Development Manager (Director Level) -
Director of Development. ( NO RELOCATION). Manassas Park VA.

The candidate will have a strong retail background in redeveloping older assets and repositioning of properties from a developers standpoint in the local Manassas & Middleburg VA market.

The DIRECTOR will coordinate the daily activities involved with the retail entitlement, design, construction and promotion of small to mid sized retail/mixed-use projects. This position will report directly to the CFO. The candidate will interact with the President, CFO, Chairman, public agency staff, elected officials, community representatives, and capital partners.

The incumbent will procure necessary due diligence materials such as environmental studies, surveys,
market studies, title, legal and land use review. Additionally, the incumbent will research and report on
municipal planning and zoning codes and assist in the preparation of pro-forma financial analyses,
presentation and promotional materials. The incumbent will be directly responsible for management of
project budgets, scheduling, consultant and contractor selection and overall project and/or
development delivery and performance.

The DIRECTOR position is a management level role.
1) Coordinate and manage consultant activity during the entitlement and design development stage of projects.
2). Assist in the preparation of project business plans, including marketing strategy, budget, capital requirements and exit strategies.
3). Assist in development and execution of project Sustainability plans.
4). Implement and report on project status on a daily basis.
5). Maintain relationships and negotiate with responsible public agencies on entitlement related issues.
8. Develop and implement RFP requirements for project bids and review bidders' qualifications, analyze bids and negotiate contracts as required. Manage contracts and agreements and enforce provisions as necessary.
9). Plan and schedule work over the course of one or several months; defines tasks, priorities and work schedules in order to meet overall objectives of broadly defined work assignments.
10). Prepare development budgets and manage costs to remain within budget constraints. Also prepare and manage development and project schedules including negotiation and resolution of critical path conflicts.
11). Oversee the design and construction of asset repositioning development projects
from concept to close out.
12). As required, manage tenant improvement and capital improvement projects to support the overall success of the development.
13). Help assure that organization is in compliance with local, state and Federal laws and permits.

7-10 years prior retail development exposure and equipment. This is primarily a retail developer focused on quality and keeping assets intimate!
